When do you need to apply for a permit?

If you intend to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure, or to erect, install enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system regulated by the Florida Building Code, or cause any such work to be done, you are required to obtain a permit regardless of the cost.

Well Permits

All Well Permits are submitted on the State Well Permit Application.  Collier County processes all permits for the Unincorporated sections of Collier County, the City of Naples, and the City of Marco.

Signs - Residential Zoning

Maximum height: 8ft.

Minimum setback: 15 ft. (exceptions: LDC sec 2.5.5.1.2.4, 2.5.5.2.4.1.2 & 2.5.5.2.4.1.3.)

Real Estate Signs (sale/rent):

  • Under 1 acre: 4sq. ft. (no building permit).
  • 1 to 10 acres: 12 sq. ft. (no building permit).
  • Over 10 acres: 64 sq. ft. - Building Permit Required.

Model Home:

  • 32 sq. ft.  (Temp-Use Permit Required/ no building permit).

Construction site:

Golf Course:

 

  • Under 1 acre: 4 sq. ft. (no building permit).
  • 1 to 10 acres: 12 sq. ft. (no building permit).
  • Over 10 acres: 64 sq.ft. (1 per front yard per parcel) Building Permit Required.

 

Subs:

Residential identification/directional: (Model, Sales Ctr, Clubhouse)

  • Individual sign: 4 sq. ft.
  • Clustered sings: 24 sq. ft.; maximum height 8 ft. Building Permit Required.
    GGPCMO District:

On premises (subdivision identification):

  • 2 ground/wall signs per entrance.
  • Maximum 64 sq. ft. combined area (32 sq. ft. each); height not to exceed height of wall/gate bearing the sign.

Conditional Use within residential zoning:

  • Property under 1 acre - 1 wall sign 32 sq. ft. (corner lots - 2 signs).
  • Property over 1 acre w/150 ft frontage - 1 ground sign 32 sq. ft.
  • Religious/Charitable/Pubilc Institutions - 1 bulletin board / identification sign (no building permit).
Signs - Non-Residential Zoning

Maximum height:

  • Ground sign: 8 ft.
  • Pole sign: 8 ft. - minor road, 12 ft. - arterial road (outparcel 8 ft.,  automobile service stations 8 ft.
  • Directory sign: 20 ft.

Maximum area:

  • Ground or pole sign: 80sq. ft. along arterial roads,  60sq. ft. on all other roads,   outparcels and service stations 60sq. ft.
  • Directory sign: 15 sq. ft.

Minimum setback:

  • 10 ft. - except directory signs which is 15 ft.

Real Estate Signs:

  • under 1 acre: 12 sq. ft (no building permit).
  • 1 to 10 acres: 32 sq. ft.
  • over 10 acres: 64 sq. ft.

Construction Site:

  • multiple occupancy over 25K sq. ft. leasable area and 8 or mor independent businesses:
    • 1 directory sign for 1 entrance each street: 150 sq. ft.

Wall / canopy / awning:

  • Single occupancy:
    • 1 sign 20% of facade, maximum 250 sq. ft.
    • corner: 2 signs as above
    • 1 under-canopy sign: 6 sq. ft.
  • Multiple occupancy:
    • Signs as above for each business.
  • Outparcel within shopping center:
    • As above plus 3rd wall sign facing center.
  • Retail business, 15k floor area & 200 ft. wall length:
    • 3 signs, maximum combined area 250 sq. ft.
    • Under-canopy sign: 6 sq. ft. (no building permit unless electric).

On premise directional / identification (Commercial, Industrial):

  • 6 sq. ft., subject to Planning Approval (no building permit).
  • 64 sq. ft. for combined signs subject to Planning Approval, Logo limited to 20 percent (maximum height 6 ft.; Building Permit Required).

On premises directional (Agricultural):

  • 1 pole / groung per entrance (permitted Agricultural use only).
    • 100 sq. ft. per sign.
  • Seasonal (temporary).
    • 1 pole / ground identifying farm.
    • 32 sq. ft.
    • Maximum 60 days per year (no more than 30 consecutive days).
  • U-pic
    • 1 sign per entrance.
    • 32 sq. ft. per sign.
  • Wall / canopy / awning:
    • 1 wall sign for each principal structure.
    • corner / double-frontage parcels: 1 per entrance.
    • maximum area 20% of wall area up to 250 sq. ft.

Flags:

  • Residential properties (with C / O).
    • 3 non-commercial flags.
  • Developments
    • 3 commercial flags per entrance (restrictions: 2.5.5.2.4.8).
    • 4 internal flags.
    • Increased to 12 with Planning Approval.
  • Flagpoles
    • Up to 15 ft. or 10 ft. extension from side of building: no building permit.
    • Flag width may not exceed 30% of length of flag pole.
    • Single-family / duplex (RSF, RMF-6).
      • Maximum height 30 ft.
    • All other residential including Estates.
      • Maximum height 35 ft. / maximum extension 20 ft.
    • All other Zoning Districts.
      • Maximum height 50 ft. / maximum extension 20 ft.

Temporary Signs

  • Grand opening (with Temporary Use Permit).
    • 64 sq. ft. total / 32 ft per side.
  • Special event (with Temporary Use Permit).
    • 32 sq. ft. ground sign or banner.
Inspection Process

Collier County uses AIRS ( Automated Inspection Request System)  and IVR (Interactive Voice Response) to assist customers with inspections.

  • SCHEDULE an Inspection
  • CANCEL an Inspection on the day of the Scheduled Inspection:
    • Call or email the Inspector directly
  • CANCEL an Inspection on any date prior to the date of the Scheduled Inspection:
    • Email the Inspection Desk (inspections@colliercountyfl.gov), or
    • Call the Inspection Desk (239-252-2406, or 239-252-3726 after hours), or
    • Go to the CityView Portal (Building Department, Status and Fees, enter the Permit Number or address)
  • CHECK RESULTS of an inspection on the CityView Portal (Building Department, Status and Fees, enter the Permit Number or address)
C.O./C.O.C. Process

Requesting a "C.O." (Certificate of Occupancy) or "C.C." (Certificate of Completion).

When all of the required inspections have been successfully completed, you must come into the 
office to request the Certificate of Occupancy, so that power can be permanently installed and 
the permit file can be closed.  At this time all outstanding fees shall be paid and the Mandatory 
Solid Waste fee, if applicable, will be levied.
